The Haydon, Aldgate High St. Regeneration, London E1
The Haydon is part of the Aldgate regeneration project, a new townscape south of Aldgate Station that is transforming a large historic neighbourhood at the edges of the City of London.
The Aldgate regeneration site occupies land “bounded by Aldgate High Street to the north, the Aldgate Bus Station to the west, Little Somerset Street to the east and 16 Minories to the south. The site comprises 62 Aldgate High Street, 57-60 Aldgate High Street, the Still and Star Public House, part of the site formerly occupied by 15 Minories, an open space area and the northernmost part of Little Somerset Street.”
The already-built structures within the site include the Canopy by Hilton Hotel, completed in 2021, and hidden behind it, The Haydon residential building completed in early 2024.
A building yet to be started is 60 Aldgate, a landmark office tower that is a game changer for the Aldgate business district which lacks more modern, flexible office space fit for a corporate City user.
The Aldgate scheme is close to the historic site of a 13th-century Abbey of the Minoresses of St Clare without Aldgate and the remains of the old City Wall. The masterplan also incorporates the reimagining of Still and Star historic Public House which will be located within 60 Aldgate.
The Haydon
The contemporary Haydon residence is set in the quiet backwaters of the historic Minories, a stroll from the financial institutions of the City of London. The development takes its name from the Haydon Square Goods Yard Depot formed in the 1851s for the London and North Western Railway Company.
The Haydon residential building is “sensitively stitched to its urban context” says ACME architects who “drew the design on the City of London site’s rich history”. Developed by Regal-London, the residence stands out from the rest of the neighbouring buildings as a dynamic, playful structure full of angles, recesses and cantilevers, some 4 meters long. These attention-grabbing details are “carefully calculated to ensure each of its apartments gains an abundance of natural light and air, as well as outdoor space.” The intricate metal panels on its exterior are a “nod to the metal chainmail aprons and gloves used by the butchers historically working in nearby Butchers Row.”
The Haydon has 87 residences ranging from studio to 3-bedroom apartments arranged over 13 floors. At the top is a luxury penthouse with a large roof terrace. The Hayden apartments feature engineered wood flooring, floor-to-ceiling double glazing, comfort cooling and heating via VRF, electrical underfloor heating in bathrooms, bespoke fitted wardrobes, high-quality sanitary ware with marble basins and floors, individually designed integrated kitchens with fluted glass cabinets and island or peninsula bars in larger apartments, coffered ceilings in living/dining room, recessed downlights and bespoke media fixtures.
The space between The Haydon and the hotel has been transformed into a secluded, quiet square with seating and newly planted trees, shrubs, and flowers.
The location is quiet yet close to a variety of cultural and creative establishments and the vibrant communities of Whitechapel and Spitalfields. Aldgate Station, Tower Gateway, Tower Hill, Aldgate East, Fenchurch station, Bank, Liverpool station and Whitechapel are a short distance away. Petticoat Lane, Brick Lane and Liverpool Street marketplaces are easily accessible on foot, as are the River Thames and St Katharine Docks Marina.
