The Whiteley in Bayswater is one of the most anticipated Central London mixed-use redevelopment schemes, expected to be completed in 2024.
Worth £1 billion, the project is revamping over 1 million sq. ft of Whiteleys, a landmark Grade II listed Edwardian shopping centre that closed for business in 2018.
The new Whiteley London comprises nine floors above ground, three basement levels, and green roofs. It will have a wide range of functions including residential with over 130 luxury apartments, various retail, leisure, and hospitality premises, and a Six Senses hotel.
The residential collection of the development has been project-managed by Finchatton a maker of luxury homes bearing ‘outstanding craftsmanship, intelligent, elegant design, contemporary functionality and the highest quality materials sourced’.
The overhaul of the Whiteleys site is a joint venture of the developer MARK and the Hong Kong-based CC Lan Holdings.
The architect behind the restoration, expansion, and retrofit design is the award-winning Foster + Partners. The development keeps its recognisable, historic external Queensway facing colonnaded features as well as the striking glass rotunda and clock. Inside, underneath the dome, is a new courtyard and an extensive public realm.
History
Whiteleys was built in 1911 as London’s first luxury department store for the retailer Whiteleys headed by a very successful entrepreneur William Whiteley. The first phase of the building design was by the prominent John Belcher and John James Joass architects. The second phase extension was by Curtis Green and was completed in 1927 when the store was bought by the retail magnate Harry Gordon Selfridge.
In 1961 Whiteleys was acquired by United Drapery Stores, a dominant retail group in post-war Britain. Following the changing patterns in consumer behaviour in the late 70s, the store was converted (1981) into a shopping and leisure centre with retail spread across the ground and first floor levels, and a cinema and parking occupying the upper floors.
In September 2013, the store was purchased by MARK (Meyer Bergman), a UK based real estate investment firm.
The Whiteley London
Residential properties include one, two, three, four, and five-bedroom luxury properties. There is a great choice of layouts such as corner units, duplexes, and penthouses. A collection of modern townhouses has been built on Redan Place, at the rear of The Whiteley.
The properties bear grand proportions with extra ceiling heights, and ultra-high specification interiors using ethically sourced materials including timber, stone, glass, and marble.
The interior design is ‘elegant, sophisticated, and timeless’, and is a combination of the Whiteleys' Art Deco heritage and the latest in British style and craftsmanship.
The Whiteley London amenities include a 24-hour concierge, residents’ reception, residents’ library, a club room with table tennis and pool, a music room, a children’s play area, underground car parking, and a sports hall.
The Whiteley incorporates 14 one and two-bedroom Six Senses branded properties. This luxury collection is located on the first floor and is connected to the Six Senses Hotel. The facilities and amenities available to these residences include a ‘state-of-the-art fitness studio, an indoor padel court, a 20-metre indoor pool, and a steam room, sauna, and Six Senses Spa. They will also enjoy 24-hour concierge, housekeeping, co-working spaces, and childcare services.’
The Whiteley London is set in the City of Westminster.
Queensway regeneration
The Whiteley London is part of an ongoing regeneration of the Queensway and Bayswater area.
The Bayswater masterplan includes the William (aka Queensway Parade) a mixed-use scheme set across the road from The Whiteley London. This ‘long, low-rise block with retailers at street level has over 90 apartments in the four storeys above them – and behind, on Inverness Terrace.’ Another super-prime new build in the area is Park Modern, a development that occupies the southern end of Queensgate and overlooks Hyde Park and delivers over 50 apartments, 3 penthouses, and 2 mews houses.
There is also a boutique collection of 36 contemporary residences at No18 Porchester Gardens. A redevelopment of a Victorian Grade II listed terrace, the collection is next door to The Whiteley and will be completed in 2024.
Incorporated in the plan are the improved, greener, and pedestrian-friendly Queensway streetscape with a London ‘village flair’, innovative retail, and a new public entrance to Hyde Park.
The Queensway regeneration project is worth some £3 billion and is set to be completed in 2025.
Location
The Whiteley London is located in the Bayswater area, north of Kensington Gardens and Hyde Park, and a short distance away from Notting Hill and Paddington.
Bayswater W2 is a vibrant district between the Westway and Hyde Park with a mix of traditional, mostly Victorian terraces, mews houses, and contemporary purpose-built apartment buildings. Although with a high concentration of hotels and tourists, Bayswater is a sought-after, central London residential location attracting a wide range of domestic and international buyers.
Bayswater is well linked to the attractive, traditional shopping streets of Westbourne Grove, Portobello Road, and Golborne Road. The nearby Notting Hill is packed with excellent cafes and restaurants.
Transport
Bayswater and Queensway, two London Underground stations are close by and run District, Circle, and Central Lines services.
Paddington Station is a short distance away and operates the Elizabeth Line (Crossrail) services to Heathrow, the City, Canary Wharf, and beyond.
The Whiteley London is ideally located for easy access to Westway (A40), a major central London exit road that connects the city to Heathrow Airport and the south-west of England.
