Chase Evans London branches are seeing a steady number of buyer enquiries and an increased number of sales valuation requests at the start of summer 2023. The UK sales market continues to be very price sensitive requiring realistic pricing and expert, professional sales strategy.

Naturally, in the face of the current economic uncertainty UK buyers are very cautious. The rising borrowing cost linked to the considerable jump in mortgage rates over the last year may slow the demand and increase the time needed to complete the transaction. Completing a purchase in these conditions could take anything between three to six months. In these circumstances, we may see fewer home movers, and certainly, fewer first-time buyers committing to a potentially large mortgage.

A recent report from Halifax Building Society suggests that the average UK house price growth is slowing down. “The average UK house price fell slightly in June, down by around £300 compared to May (-0.1%) with a typical property now costing £285,932. This was the third consecutive monthly fall, albeit it a modest one.” “With markets now forecasting a peak in Bank Rate of over 6%, the likelihood is that mortgage rates will remain higher for longer, and the squeeze on household finances will continue to put downward pressure on house prices over the coming year.”

To help homeowners who are facing increased monthly mortgage repayments a new Mortgage Charter was launched in the UK on 10 July 2023. The Mortgage Charter is a set of measures major UK lenders have signed up to offering a switch from a mortgage deal to an interest only plan for up to six months, plus other terms, affordable repayment plans and alternative fixed rate deals.
