Brentford Project is a mixed-use development by Ballimore delivering over 870 homes in a new waterside district along the river Brent/Grand Union Canal in the London Borough of Hounslow, West London.
The development covers 11.8 acres adjacent to Brentford High Street and is located moments away from its lively river docks and marinas. The site is a short distance from the point where Brent joins the Thames.
Properties in Brentford Project range from contemporary studio, one, two and three bedroom apartments. The open plan multi-aspect interior design is a fusion of industrial and modern. The interiors maximize on light and views of the lush natural surroundings. All units have been designed to Code for Sustainable Homes Level 4. The scheme has low heating consumption and hot water generated by the central energy plant with no gas supply required.
The high-end apartments are arranged within 11 mid-range buildings accessed from the High Street. The architecture echoes the local heritage and features traditional brick (brown, grey and sandy tones) punctuated with expansive, full height glazing and generous balconies.
Surrounded by parks and open spaces the development provides residential homes plus retail and leisure space. Residents have access to a concierge and on-site amenities including a gym and an outdoor swimming pool. Residential amenities are arranged within a Grade II listed church and cloister of St Lawrence set close to the High Street.
The most distinctive block within the masterplan is Brunel Building. As part of the First phase of the development, it is designed as a ‘contemporary interpretation of a dockside warehouse’ that once stood along the Historic Brentford Dock.
Phase One of the Brentford Project was launched in September 2019. The project involves Formation Architects, Allford Hall Monaghan Morris Architects, Glen Howells Architects and Maccreanor Lavington Architects. The expected completion date for the Brentford Project is 2027.
As well as a substantial investment into new, high quality waterside homes, the development has ambitious plans for the Brentford town centre regeneration. The plan includes updates to Brentford High Street, construction of a new pedestrian access to the river/canal waterfront, and formation of permanent moorings.
Glenn Howells Architects say that ‘The Brunel Building embraces the local industrial heritage through its form and materiality whilst being distinct with a central core standing in separation from the two main habitable blocks. For most units, many of which are well beyond minimum space standards, internal spaces are oriented to maximise views along the River Brent and Grand Union Canal or further out towards London. Dramatic cantilevered balconies to the east and south extend the living spaces over the canal and adjacent working dock.’
Location
Brentford is a quiet suburban west London district close to fantastic outdoors spaces and well away from the hubbub of a busy city centre. The location offers easy access to idyllic parks of Syon and Kew with magnificent river walks along the Thames to Richmond and Twickenham.
The long-established Brentford High Street is a short distance away with a food market and a range of independent cafes, pubs, restaurants, a cinema and a theatre. Brentford has two watersports clubs and is home to Johnsons Island studios, an impressive art community.
Chiswick, Kew Gardens and Richmond are also in proximity.
Transport
The closest station to Brentford Project is Brentford Rail only 0.4 miles (8 minutes’ walk) away. The station provides mainline rail services to Waterloo in Central London taking approx. 30 minutes.
Boston Manor is the closest London Underground station (approx. 1.2 miles) running Piccadilly Line trains to Green Park, King’s Cross and Heathrow Airport.
