UK House Price Index for December 2021
The HM Land Registry UK House Price Index report states that “The UK December 2021 house prices have risen 0.8% since November 2021. The annual price rise reached 10.8% and made the average property price in the UK stand at £274,712.”
Land Registry data for England, December 2021
Compared to November 2021, the house prices in England have risen on average by 1.1%. The annual price rise of 10.7% takes the average property value in England to £293,339.
Detached properties scored the biggest annual price rise of all property types in England at 15.4%. The average price for a detached property in England recorded in December 2021 was £457,544. The average price paid for a flat / maisonette in England was £244,734.
Land Registry data for London, December 2021
The price change by region data for England show that London saw the lowest annual price growth of 5.5%. The average price of a London property recorded in December 2021 was £521,146. Compared to November 2021 data, the average monthly rise stands at 0.2%. The average price for a detached property in London in December 2021 was £1,050,087. The average price paid for a flat / maisonette was £439,579.
New Build property
The land registry for England shows changes to the average price for a new build property by comparing transaction data up until October 2021. This type of property increased in price by 22.3% compared to October 2020. The average price recorded in October 2021 was £382,244.
Number of transactions
In December 2021, the estimated number of transactions of the UK residential properties with a value of £40,000 or greater was 100,110. This is 20% lower than a year ago. Between November and December 2021, UK transactions increased by 7.6% on a seasonally adjusted basis, following a large increase in the month prior.” – states the report.
