East London: New home developments update

 

 

East London keeps delivering impressive volumes of Capital’s new homes and we highlight three new waterside developments dominating the housing news this autumn. All housing developments listed are close to Canary Wharf and are projects signed by renowned architects and developers. Blackwall Yard was approved earlier this summer, Poplar Riverside was launched in June this year and Riverscape’s inauguration is on 25 September ’21.

 

 

Riverscape, London E16

Launching 25th September ‘21 is Riverscape E16, a residential development by Ballymore, planned and designed by Glen Howells Architects and Rolfe Judd Architecture RJA. The development is located in the London Borough of Newham.

Promoted as the ‘Final stage’ of the Royal Wharf masterplan, Riverscape will deliver over 560 one, two and three bedroom private riverside properties, all with expansive picture windows framing views of the Thames, the adjacent Lyle Park and Thames Barrier Park. Completing in phases, first apartments are expected to be ready at the end of 2023.

Riverscape Apartments

Contemporary, flexible living homes with internal space that could convert from an office to a play room, from an art studio to a dining area.  Inspired by the riverside setting, the design features large window glazing expertly maximizing daylight and waterside views. There are various types of private outside space including open balconies, enclosed balconies and day rooms to each apartment. Designed by London studio Amos & Amos, interiors feature reeded glass, crafted joinery, and brushed brassware.

Riverscape neighbourhood

Riverscape is set between Lyle Park and the well-established Royal Wharf district boasting a lively public realm, a large Clubroom/ fitness centre, primary school and nursery, various pocket parks, and the development’s ‘high street’ featuring a dentist, pharmacy, beauty salon, local pub, various grocery stores, riverside restaurants, bars and cafes.

Riverscape has access to the Riverside Thames Walk, which connects this neighbourhood with Lyle Park, Royal Park Gardens and the award winning, Thames Barrier Park. The nearest station is Pontoon Dock DLR running services to London City Airport and Woolwich in one direction, and Canning Town and Canary Wharf in the other. Riverscape is convenient for getting river bus shuttle from the award winning Thames Pier at Royal Wharf.

Blackwall Yard, E14

Tower Hamlets councillors approved Blackwall Yard development in July 2021.  Master planned by Glen Howell architects, and developed by Hadley Property Group, this riverside scheme on the north bank of the Thames opposite the O2 arena comprises five buildings containing approx. 900 new homes, a nursery, primary school, a new pier, as well as commercial and retail space. Occupying the site of a historic graving dock, this is a compact neighbourhood scheme sandwiched between the New Providence Wharf estate to the west, East India Dock DLR station to the north, and the Prime Meridian Walk neighbourhood to the East.

The award-winning architects Glenn Howell states: ‘Through the unlocking of a key section of the Thames Path, one of the last remaining riverfront brownfield sites will be transformed into Blackwall Yard; a community-focused project with sustainable living at its heart.

Poplar Riverside E14

Poplar Riverside is a large collection of studios, 1, 2 and 3 bedroom apartments launched on 5th June 2021 by St William. Set along the River Lea’s west bank and occupying the 20 acres site of Leven Road Gasworks, the development will deliver over 2,800 (phase one totalling 640) contemporary homes with private outdoor space and access to a 2.5-acre riverside park. Expect high-quality homes with luxury amenities and facilities completing from 2023-2024. The scheme will regenerate this industrial site and open a new 500m walkaway along the River Lea. The nearest station is East India DLR, a 12-min walk. Canning Town station (DLR & Jubilee Underground line) is within 15min walk. The location belongs to the London Borough of Tower Hamlets.
