Focus on Deptford Landings, London SE8

 

 

Set in an increasingly attractive and rejuvenated urban location surrounded by local parks and close to the river, Deptford Landings is a large development project approved by London's Lewisham Council back in 2016. This 4,7 hectares SE area contains 6 plots, one of which, the residential section No 2, completed in spring 2020.

 

The developer Lendlease has started a 14-day campaign seeking feedback on the latest, second stage consultation for the plot No 5. The consultation runs until 31 March 2021, and is an ideal opportunity to look at the newly amended plans again and see what’s next for this popular development.

Plot 5 is a mixed-use site comprising 5 buildings with private and affordable housing, student accommodation, office and retail space. In terms of height, buildings range from approx.  26m – 69m. There are approx. 400 Private and affordable housing units set across three buildings. The 22-storey tower comprises approx. 380 student rooms, and there is retail and office space in buildings fronting Evelyn and Henry Street.

The three buildings with residential new homes are: Waterline Tower with 28th storeys, Court Building and the Corner Building - 11 storeys tall each. This project is adjacent to TFL Cycle 4 route, some properties will overlook Deptford Park, and have a direct link with the Waterline Way, Pepys Park and the Thames.

 

The environmental sustainability policies to be implemented at Phase 5 of Deptford Landings in order to minimise its carbon footprint and improve the wellbeing of its residents includes:

  • Non-residential floorspace design targeting the ‘Excellent’ BREEAM 2018 standard

  • Low carbon & reduced air pollution heat pump technology to be part of new homes’ design

  • Installing solar (photovoltaic) panels to available roof tops

  • Building well insulated homes with good overall airtightness, reducing drafts, air leakage and minimising the demand for heating

  • New homes’ design to incorporate heat recovery systems that recycle heat from extract air and use it to heat incoming air

  • Use of durable, responsibly sourced building materials

  • Use of energy saving LED lighting throughout the Plot

  • New homes design to incorporate water saving fittings and fixtures

 

 

The current proposal promotes the development as a car free neighbourhood with over 1,000 new cycle parking spaces, extensive landscaping and 300 new trees.  To access Waterline Way a pedestrian and bicycle connection (an underpass below Oxestalls Street) has been planned. Also, the new tree lined Henry Street will be extended west thus linking Evelyn Street (Deptford Park) and Grove Street (Pepys Park).

Varied, imaginative, rich and sustainable landscaping will have a special place as in earlier London neighbourhoods built by the same developer - the most recent being Trafalgar Square and Elephant Park SE17.

National Rail, Overground and Underground services are available from Surrey Quays, Deptford and Canada Water stations.  The nearest station is Surrey Quays, approx. 1km, Travel Zone 2.

The developer anticipates submitting the application for Plot 5 Deptford Landings to Lewisham Council in May 2021.
