Riverscape, London E16
Riverscape is a residential riverfront development on the north bank of the Thames, in The Royal Docks, in the London Borough of Newham. Launched in September 2021 by developers Oxley and Ballymore, the scheme provides a mix of housing and small scale commercial and retail units. The project design is by Glen Howells Architects and Rolfe Judd Architecture RJA.
Riverscape is the final section of the 40-acre Royal Wharf regeneration masterplan in East London. This brand new neighbourhood stretches south from North Woolwich Road with a quayside frontage and direct access to the Thames. The site’s western boundary is adjacent to Lyle Park. To the east are the well-established community of Royal Wharf and the vibrant Thames Barrier Park.
The scheme provides almost 750 residential units ‘across 10 buildings ranging from 9-19 storeys in height with basement car parking below’.
Residents of Riverscape share the excellent Royal Wharf estate facilities and well-functioning transport, education, health, leisure, fitness and entertainment amenities. Self-contained and set between two large parks and the Thames, the development offers a relaxing and active London lifestyle experience.
First new tenants moved in Riverscape at the end of 2023.
Local History
Riverscape and Royal Wharf occupy a substantial section of a London riverside, which was the world’s largest port in the 19th century. the London Port Authority expansion to the east, this area of London belonged to vast riverside marshes known as ‘Lands End’.
Once a thriving shipping, cargo and industry territory, Royal Wharf and the adjacent Silverton waterside were abandoned in the late 1990s.
In 2004, the Royal Docks and Beckton Waterfront became one of London’s largest development and investment Opportunity Areas (OA). The ongoing regeneration and infrastructure construction with new mixed-use riverside neighbourhoods has changed this part of London beyond recognition.
Riverscape covers the site of the distinctive Deanston Wharf, a large riverside storage facility with a memorable protruding jetty that was housing tea, and most recently paper.
Riverscape Apartments
Riverscape comprises 10 residential blocks with over 750 homes ranging from one to three bedroom apartments. The block residencies are arranged in a grid plan with generous space dedicated to the public realm featuring communal gardens, squares and contemporary, high-quality landscaping.
Buildings are dressed in bespoke floor-to-ceiling windows and large-scale, balconies, Juliet balconies, winter gardens and private terraces.
Riverscape homes are modern, bright, generously sized, open-plan and flexible. Ceiling The ceiling height reaches 2.5 metres in the main living areas and bedrooms. Folding balcony partitions enables residents to ‘open up the space in the warm, sunnier months and then close it up during winter’. Depending on the position of the building, apartments have uninterrupted, far and wide views of Lyle Park, The Thames, Canary Wharf, the City and beyond.
Halls, living areas and kitchens are fitted with engineered oak floors. Kitchens have custom-made base and wall-mounted cabinets. Riverscape Amenities
Management and 24-hour security services are located in the central, Royal Wharf estate management office.
Residents of Riverscape have exclusive access to the 16th floor Sky Lounge and Clubhouse leisure centre which has a gym, spa and a 25m swimming pool. The neighbourhood has a nursery and a primary school.
Other amenities within the estate include a dentist, pharmacy, shops and a local pub. Cycle stores are usually located on the ground floor of each building, and within the lower ground is a car park area.
Local area
The quiet Riverscape neighbourhood has an enviable Thames location between Lyle Park and Royal Wharf, and it is close to both West Silvertown and Pontoon Dock DLR stations.
The adjacent Lyle Park has a riverside frontage, football and tennis facilities and children’s children's playgrounds surrounded by mature trees, rich planting and grass and picnic areas. The Riverside Thames Walk provides a direct pedestrian link with the Thames Barrier Park, the winner of the prestigious Green Flag Award winner. The area is perfect for long river walks, running and cycling.
The district boasts a lively, expertly designed public realm with various grocery stores, riverside restaurants, bars and cafes.
The London City Hall relocated to the Royal Docks in 2022, and ExCeL London, London City Airport, Tate & Lyle Sugars, and the University of East London, as some of the high-profile institutions and employers in East London which is easily accessible from Riverscape.

Transport
Pontoon Dock Docklands Light Railway (DLR) is set in London Zone 3 and is the nearest station to Riverscape. It runs services to London City Airport and Woolwich in one direction, and Canning Town and Canary Wharf in the other. The Elizabeth line station at Custom House is only four DLR stops away from Pontoon Dock via Canning Town (DLR and Jubilee line).
London Bus route 330 serves the district with transfers to Canning Town station.
The river bus services to Canary Wharf and the City of London run from the Thames Pier at Royal Wharf. ‘The pier extends the Royal Wharf development’s riverside public realm with a promenade, which stretches 40m into the Thames and is publicly accessible all year round. This linear open space is reminiscent of traditional British seaside piers, framing long, impressive views towards the horizon.’
