Barts Square EC1A

Barts Square is an exclusive, mixed-use urban quarter in the West Smithfield, in the very heart of the City of London. This rare and unique inner-city project occupies a secluded historic site nearby the Smithfield Market, St Bartholomew’s Hospital, Barbican Estate and St Paul’s Cathedral. Measuring approx. 3.2 acre, the site delivers over 230 residential units, as well as new office and retail space a stroll from Farringdon Station. The high specification apartments of Barts Square are housed in a mix of nine completely new and buildings which retain the original period façade. Phase one with 144 apartments, offices and retail space was completed in Autumn 2018. Phase two of the development was completed in 2020.

Barts Square structures are linked via a grid of narrow passageways, streets and courtyards, and merge effortlessly with the heritage buildings in the Smithfield Conservation area thus retaining the character of this historic district. The team behind this superbly planned and executed, high quality new urban quarter are: Helical - the developer, Sheppard Robson the lead architect and masterplanner joined with Piercy & Co and McCreanor Lavington, Gross Max the landscape architect, and Johnson Naylor for the interiors.

Apartments

Elegant contemporary interiors at Barts Square are ‘Inspired by the vernacular of the area’s 19th century industrial architecture’ and display harmony and calm. Generally spacious, the apartments are handsomely light and mostly individually designed with use of natural materials such as ‘warm timber, polished marble and smooth stone.’ There is a variety of floor plans, sizes, and interior finishes in each of several buildings with residential units. Designed and built around the existing historic site buildings, phase one has 49 different two bedroom apartment types.

Some of the lightest and brightest interiors, also featuring dual-aspect views, are found in Dominion House which faces the Square. Askew House offers warehouse inspired, spacious interiors featuring floor-to-ceiling Crittall windows and luxury en suite bathrooms with ‘ a combination of slate, porcelain, chrome and ceramics.’ Percivall House apartments, set at the front of the building, afford views over the Square, while those with rooms and balconies at the rear enjoy views of the wonderful St Bartholomew the Great Church. Dual-aspect views and large windows maximising daylight are attributes of Levett Building properties, many of which afford quiet neighbouring street or church garden aspect.

Local area and transport

Barts Square is set close to the bustling City of London in a wonderfully tranquil, authentic historic urban village of West Smithfield. It is adjacent to Farringdon, the district which has undergone a massive investment providing a new upgrade to the existing Underground and National Rail station. The Elizabeth line trains from Farringdon offer a fast and direct route to Heathrow Airport, while Kings Cross / St Pancras (one stop away on Circle, Metropolitan and Hammersmith & City Lines) already provides access to Eurostar trains.

Smithfields, the historic Grade II listed Victorian meat market is to move to East London making space for the expansion of the nearby Museum of London.

Amongst Barts Square neighbours are some very important historic London sites and landmarks including the Barbican Centre, St Paul’s Cathedral, St. Bartholomew’s Hospital and Postman’s Park. St Bartholomew the Great, founded in 1123, is the oldest parish church in the City of London and an unforgettable setting for many contemporary movies such as 'Four Weddings and a Funeral' and 'Shakespeare in Love'.

Streets of West Smithfield, Clerkenwell Road and Farringdon Road are dotted with creative design studios, bars, clubs and restaurants making Smithfield one of the most desired living, working and entertainment central London destinations.

The nearest Tube stations are Barbican and Farringdon, both just a 2-min walk away. St Paul’s Underground station is a 5-min walk away.
