Camden Goods Yard is a large, residential-led development scheme in the Borough of Camden, North London. Developed by St George of the Berkeley Group, the master plan for the project is by the award-winning Allies and Morrisons Architects. Also involved in the development are Piercy & Company and Niall McLaughlin Architects.
The development build started in 2021, and once complete will deliver over 600 modern new homes, as well as office and retail space in one of its most vibrant locations in the Borough of Camden.
Camden Goods Yard occupies an 8-acre brownfield site previously occupied by Morrisons supermarket and a large customer car park. The development is bordered by the West Coast Mainline Railway and the North London Line to Euston to the south, Chalk Farm Road to the north, Primrose Hill to the west and Camden Market to the east. Also, part of this project is a smaller plot of land adjacent to Chalk Farm Road, which used to be home to a local petrol station. These two development sites form the Camden Good’s Yard scheme which is also known as ‘New Camden Quarter’.
Camden Goods Yard Site History
The development is set in the heritage Camden Goods Depot zone, from which it takes its name. The historic depot opened in 1839 as part of the London Euston and Birmingham railway infrastructure. Until the end of the World War II, the section of Camden along the Regent’s Canal and Hampstead Road was a busy industrial north London enclave with Victorian brick warehouses and workshops supporting railway and canal transport operations. In the 1960s most of the buildings were abandoned, derelict, and for sale which then provided affordable space for a new wave of London artists to settle in. Subsequently, by the mid-1970s, most of Camden Goods Depot buildings as well as Camden Lock’s wharves and warehouses were converted to craft markets and galleries, and the surrounding empty land was filled with council housing and commercial premises such as the Morrisons supermarket.
The complex of railway and canal structures that remain in the area today, are ‘the best-preserved examples of 19th Century transport infrastructure in England.’
Camden Goods Yard Apartments
Camden Goods Yard Development comprises over 600 new homes arranged in eight modern buildings. Exclusive residential facilities will include a lounge, co-working space, a business suite and screening rooms. There will also be a modern residents’ wellness suite comprising an 18-metre pool, a steam room and sauna.
The master plan includes a 48,000 sq. ft ‘Urban Supermarket’ by Morrisons with a large al fresco rooftop ‘farm-to-fork greenhouse-style’ restaurant. Extensive landscaping includes over 200 new trees, children's play areas, and there will be a variety of open-air leisure and recreation spaces.
Primrose House, the first phase of the development, is expected to be completed in 2025. It comprises over 100 units of Manhattan studios, one, two and three-bedroom properties arranged in two towers at 11 and 14 storeys. These two tall buildings represent a gateway to the new neighbourhood and will also provide retail, office, and workshop spaces.
Internally, the apartment design is high-end an open plan with each home extending onto a private balcony. Features include wood flooring, floor-to-ceiling glazing, bespoke natural wood kitchen cabinetry and fully integrated bedroom wardrobes. Smart bathrooms come with large porcelain tiles, built-in shelving, wood cabinetry, and brassware fittings.
The Camden Goods Yard apartments are built with ‘responsibly sourced materials’ and will feature mechanical ventilation and heat recovery systems, recycling bins, efficient kitchen appliances, low-energy lighting, water-saving, and smart energy usage monitoring fittings.
The Regent at Camden Goods Yard is part of the second stage of the development launching in January 2024.
Camden Area
Camden Goods Yard is adjacent to the vibrant and characterful Camden conservation areas including Primrose Hill, Regent’s Canal, Camden Town, Harmood Street and Eton. The location benefits from well-preserved historic buildings including the Grade II listed The Roundhouse, Interchange Building, Gilbeys Gin Distillery, Camden Lock and The Stables buildings. Camden is well known for its art, music, and entertainment venues, as well as for two long-standing markets: Stables and Camden Lock Market, which is the fourth most popular London tourist attraction.
Currently, the Camden NW1 townscape is dominated by low-rise Victorian terraced housing bordering Regent’s Park and Primrose Hill, so the high rise of the Camden Good’s Yard cluster of eight striking contemporary structures will bring a significant change to that panorama.

Transport
Camden Goods Yard location has excellent public transport connections with two London Underground stations within walking distance: Chalk Farm and Camden Town. In addition, Camden Road Overground is a stroll away with train services to Stratford and Richmond. The development is well placed for access to the Eurostar terminal at St. Pancras International station. There are multiple bus routes to Central London from Chalk Farm Road and Camden Road.
The nearby Regents Canal offers scenic hiking and cycling routes to Camden Market, Regents Park (London ZSL) and Primrose Hill. The Regent’s Canal Path extends as far as Canary Wharf and Stratford in East London.
