Spotlight on Canada Water, London SE16
The Canada Water Masterplan covers a large mixed-use development in the heart of Rotherhithe district in south-east London. Part of London Docklands and named after the former Canada Dock, Canada Water is connected to the River Thames via a network of docks and canals. It is flanked by two water basins, Greenland Dock and Canada Water, and two large parks, Russia Dock Woodland and Southwark Park.
Canada Water has gone through various stages of transformation after being heavily damaged during the war and the closure of Surrey Commercial Docks in 1969. In the 1980s, London Docklands Development Corporation (LDDC) redeveloped the area and built much of the new housing and public facilities of today’s Surrey Quays neighbourhood. Many of the docks, including Russia Dock, Island Dock and Surrey Basin were filled in to create the 34.5-acre Russia Dock Woodland and Stave Hill Ecological Park.
The LDDC’s legacy includes building 5,500 new homes, a leisure centre and Surrey Quays Shopping Centre which opened 1988 and is now the commercial heart of the area.
In 1999, Canada Water tube station opened with the Jubilee line extension, linking the area to the West End, and Canary Wharf and Stratford to the east. And in 2010, the Overground service offered further transport connections north and south to Canada Water.
In 2018, Southwark Council and British Land signed a master development partnership agreement. This masterplan will transform the 53-acres land surrounding Canada Water basin and deliver a brand-new town with up to 3,000 new homes, 2.5 million sq ft of workspace and 1 million sq ft of retail, leisure, entertainment and community space. Furthermore, there are plans for 12 acres of parks, squares and open spaces. The redevelopment plan covers Surrey Quays Shopping Centre, Leisure Park, SE16 Printworks and part of Canada Water Dock.
The project is led by Allies & Morrison Architects and urban planners based in Southwark.
Phase 1 set next to Canada Water basin is underway and will complete in summer 2024. This includes a mixed-use 35-storey residential tower with over 180 new homes, 10,000 sq ft of shops and restaurants on the ground floor, and approximately 120,000 sq ft of workspace in an extended podium build.
The second building will house a new 55, sq ft ground floor and basement leisure centre with a swimming pool and over 185,000 sq ft of workspace.
The full redevelopment of the area is to take 10 years with phase 2 completing in Q4 2026, phase 3 in Q2 2027, phase 4 on Q4 2028 and phase 5 in Q3 2030.
The Canada Water masterplan is a unique opportunity to finally transform this historic part of Docklands into an attractive and vibrant waterside destination well connected to the fabric of metropolitan London.
The area is serviced by Jubilee Line and London Overground trains, both available at Canada Water station. Further transport developments include the expansion of the Jubilee Line by 2029.
