Spotlight on Blackwall Reach, new homes in Poplar E14
Blackwall Reach E14 is a large and ambitious (£300m) mixed-use east London development unravelling in a 20-acre site immediately north of Poplar Dock Marina and Canary Wharf. Blackwall DLR station is a stone’s throw from the development and the future Canary Wharf Crossrail station (Elizabeth line) is only a 15-min walk away.
More than 1500 new homes at Blackwall Reach including private sale apartments, shared ownership and rented flats, are designed by Haworth Tompkins, Metropolitan Workshop and CF Møller. The apartments are contemporary, open-plan with winter gardens and with eco-friendly specifications. Luxury kitchens are fitted with Bosch appliances, porcelain wall tiles and white Villeroy & Boch ware feature in bathrooms, sliding door space saving design has been implemented to wardrobes, and there is underfloor heating and comfort cooling.
The Blackwall Reach regeneration scheme is forging a fresh new neighbourhood, a community with plenty of local amenities and choice of outdoor lifestyle facilities set within a modern urban environment. Located in London’s Travel Zone 2, the development occupies the grounds of the demolished Robin Hood Gardens, a modernist 1960s estate and a defining example of the UK Brutalist architecture by Peter and Alison Smithson. The development keeps the original public park area and mound shielded from the surrounding road as its key feature.
There are five sections of the development, which is built in phases one, two and three, plus an extensive commercial section closer to the East India DLR station. The Station Square section of the development is part of phase 1 with 242 new homes completing now and ready for rent mostly in the eye catching Royal Captain Court building. This 24-storey tower overlooks the future landscaped courtyard and houses the concierge, residents’ lounge area and the cycle storage facility. Blackwall DLR station is a few minutes’ walk across the new public square from the Royal Captain Court building.
