Walthamstow in east London is an ‘urban village’ only 12 miles/19.3 kilometres from the City and Liverpool Street station. The district nestles between Lea Valley and Tottenham to the west, Epping Forest and Woodford to the east, Chingford to the north and Layton and Leytonstone to the south. Walthamstow is set within the London travel Zone 3 and is well-connected with the rest of London. The area has four stations: three serviced by the mainline rail and London Overground, and one London Underground station (Victoria line).

Due to its excellent connectivity and proximity to the expansive green spaces of Lee Valley, Waltham Forest and the Wetlands, Walthamstow has become an increasingly popular residential location attracting families, single tenants, and professionals. Part of the Upper Lee Valley London development opportunity area, the district has been rapidly transformed in the last decade from a suburban historic village to a buzzing urban location.

Walthamstow’s housing stock is a mix of distinctive period and newly built family dwellings, all benefiting from excellent local amenities, a variety of transport options, great outdoors, and good local schools. Most of its period housing is made of two-storey, Victorian and Edwardian terraced and semi-detached houses with generous back gardens. New home projects vary from small developments such as The Brick Works containing up to 50 apartments, to large property schemes such as The Chain, comprising approximately 580 units.

Walthamstow’s heart is its historic Walthamstow Village. Only 0.5 miles / 0.8 kilometres away from Walthamstow Central station, the village features heritage gems such as The Ancient House (medieval timber-framed), St Mary’s Church and Vestry House Museum. A short distance north is another historic attraction: the William Morris Gallery. This Georgian house and Gallery features an extensive display of works by William Morris, the celebrated Victorian Arts and Crafts designer. The centre retains the village feel, but it’s also a modern and thriving urban hub with a buzzing High Street, a string of new upscale shops, an eclectic food and restaurant scene, and attractive green public spaces including Lloyd Park, Chestnuts Field, and Town Square and Gardens.

Walthamstow Market, arguably the longest outdoor market in Europe, takes over the High Street every Saturday and Sunday. Walthamstow Sunday Social market rates as one of the best Sunday food, beverage, and retail markets in East London.

The nearby Walthamstow Wetlands nature reserve covers 10 water reservoirs built between 1853 and 1904 by the East London Waterworks Company. The site is a unique urban wetland reserve, a breeding ground for herons, egrets, tufted ducks, and cormorants. This bird sanctuary opened fully for all residents and visitors in 2017. A haven for wildlife-lovers Walthamstow Wetlands is also a superb urban hiking and cycling area threaded with trails and paths accessible throughout the year.

Culture & Entertainment

William Morris Gallery is the star Walthamstow attraction. The gallery and the adjacent Lloyd Park are free to visit.

Walthamstow Granada is a Grade II listed building and a future cultural centre with an entertainment venue operated by Soho Theatre. ‘Inspired by the Alhambra Palace in Granada, Spain, the Granada Theatre in Walthamstow opened in the 1930s as the Music Hall Granada Chain Cinema Variety.’

Walthamstow treasures its industrial past, and the best-preserved examples are within the Walthamstow Wetland conservation area. The Engine House, one of two Victorian landmarks, was built in 1894. The Coppermill Pump House is the second heritage building used as a Victorian water pumping station. In its long history, it served as a corn mill, a production plant for gunpowder, rolling paper, leather and linseed oil, as well as a place to turn copper ingots into pennies. More of the area’s impressive industrial past is on display in the Pumphouse Museum also in the Wetlands area.   

 

 

New Homes and Developments

•          The Essex Brewery is a popular contemporary development completed in 2018. It has 183 new homes.

•          Blackhorse View is a development by Barratt Homes. It is located opposite Blackhorse Road station and comprises 350 new homes.

•          Patchworks, 583 new homes plus commercial and community space.

•          Feature 17, The Scene 2 (The Mall redevelopment), is a complex with a cinema, restaurants and approx. 435 new homes.

•          Hepworth Place development (Fellowship Square) by Countryside Properties has been designed around the recently transformed Waltham Town Hall. It contains approx. 433 apartments.

•          The Arbour, is an interesting collection of ten carbon-neutral homes on Orford Road.

•          The Jazz Yard development comprises approx. 83 new homes (46 private sales).

•          Walthamstow Town Centre plan is set to deliver approx. 2,000 new homes soon.

 

Walthamstow development areas

The Forest Road Corridor Area is a very significant development project in Walthamstow, promising considerable growth in housing, employment, and infrastructure. The project’s immediate focus is on the Waltham Forest Town Hall and Forest Road, but the master plan extends into several ward boundaries too. Once complete (by 2030) it will provide a minimum of 1,800 new homes including affordable housing.

A large mixed-use neighbourhood is emerging in the Blackhorse Lane urban area measuring 443 ha. Set adjacent to Lea Valley, the area plan aims to provide up to 2,500 new homes), improve local amenities, and open up new business and job opportunities. The infrastructure will support a new waterfront park, a community centre with a secondary school and spaces for creative projects. The area is already home to a mix of large and small independent manufacturing brands most of which occupy the Uplands E17 industrial centre. There is a growing community of manufacturers, artisans and designers settling in the area such as the Blackhorse Lane Atelier denim clothing. The Blackhorse Beer Mile has been included in the list of ’51 Coolest Neighbourhoods in the World’ and is the address for several excellent breweries including Hackney Brewery and Signature Brew.

Transport (Zone 3)

Walthamstow Central and Blackhorse Road are two stations serviced by Victoria line to Kings Cross St Pancras (14 min), Oxford Circus (18 min) and Victoria (23 min).

Trains to the City/Liverpool Street station (19 min) run from Wood Street, Walthamstow Central and St James Street.

The Overground trains to Islington and Hampstead/Gospel Oak and Barking run from Blackhorse Road and Walthamstow Queen’s Road.
