Overview
Thames City is an exclusive, mixed-use riverside development in Nine Elms, southwest London. It occupies the northern site of the former New Covent Garden Market.
The development is integral to the New Covent Garden master plan for a modern, 57-acre district in the Vauxhall, Nine Elms, Battersea Opportunity Area. Once built, the New Covent Garden will provide over 3,000 premium new homes, a modern market facility, office, retail, leisure, and community space, and over 2,500 job opportunities. The district spans two London boroughs, Wandsworth and Lambeth.
The SOM architecture, engineering, and urban planning firm is behind the award-winning New Covent Garden master plan ( AIA International Region Awards 2018) and the design for the Thames City development. This residential scheme consists of over 1,500 contemporary apartments built in stages. The site incorporates 12 buildings (three of which are towers), private residential gardens at the podium level, an exclusive wellness centre, various shops and a hotel.
The first completed residential structure within the Thames City scheme is the striking building No 8, a 53-storey residential tower surrounded by an open public realm that serves as a gateway to the Nine Elms Linear Park. The tower received its first tenants in 2022. The second tower No 9 completed in 2023.
The site is directly linked with the popular neighbourhoods of Vauxhall, Nine Elms and Battersea and it incorporates a new 2.5-acre Nine Elms Park. Designed by the well-established landscape architect Gillespies, the park includes water features, a children’s play area, interactive trails and intimate seating areas.
The Thames City development benefits from proximity to the River Thames as well as from the excellent public transport amenities including Vauxhall Underground and Railway Station (3 mins walk) and two recently opened, Zone 1 London Underground Stations at Nine Elms and Battersea (5 mins walk).

With the Battersea Power Station as its most distinctive landmark, the district has become one of the capital’s most attractive new cultural, leisure, business and residential riverside destinations. There are emerging cultural events, food and shopping opportunities as well as great outdoors including the long stretches of the Thames Path National Trail and the gardens at Battersea Park.
A short walk across the river is Chelsea, the iconic London village district known for the smart shopping, dining, design, antiques and art and garden festival events, and the first-class games of football at Stamford Bridge.
Transport:
Set in London Travel Zone 1, Thames City has excellent public transport options including the Tube, Rail, River Boat, and London Bus services.
Vauxhall Station is serviced by Victoria Line trains reaching Victoria Station and King’s Cross Station in less than 12 minutes.
The Northern Line trains from Nine Elms and Battersea Power Underground stations link the district with Covent Garden and Tottenham Court Road.
The River Boat is available from the nearby St George Wharf Pier or from Battersea Power Station Pier. Services to Canary Wharf take up to 40 minutes.
