Poplar Riverside is a large collection of studio, one, two and three bedroom properties in a mixed-use riverside development on Leven Road Gasworks in Poplar, East London. Forming part of Aberfeldy Village, the 20 acres scheme is an ambitious regeneration project in the borough of Tower Hamlets, London E14.

Approximately 2,800 private and affordable homes are delivered in Poplar Riverside together with high quality leisure and recreational spaces. The neighbourhood is planned around various landscaped gardens, parks and a network of paths leading to the new banks along to the River Lea. Launched in 2021, Poplar Riverside is delivered by St William of Berkeley Group, and the expected completion is in 2023/24.

Phase 1 of Poplar Riverside is known as The Yards/Leven Yards. It has 577 homes, commercial space and public amenities including a food store, a café, gym and a riverside pub. This section connects Leven Road to the new riverside park and walk.

The development has provisions for a new secondary school and sixth form centre on the Leven Road frontage. ‘Additionally, the local council has future plans to provide a new pedestrian bridge (subject to planning approval) over the River Lea, allowing residents to enjoy a pleasant and convenient walking route directly to Canning Town.’

The architect responsible for the scheme is JTP, an international placemaking practice based in London. With Poplar Riverside they have ‘created a new urban quarter from an unused brownfield site overlooking the River Lea. The scheme is high-quality, well-integrated, inclusive, sustainable place and is part of the Lower Lea Valley Opportunity Area. The new neighbourhood is centred around the park and riverside walk along the Lea.’ The project has already won a Planning Award in 2020 and was shortlisted in 2020 for the Placemaking awards by New London Architecture.

Location

Poplar Riverside is located in Zone 2 and 3, along the banks of the River Lea, east of Canary Wharf and west of Stratford. Historically linked to textile and fashion manufacturing, Poplar Riverside is a home to Poplar Works, ‘a large studio space occupied by independent start-up businesses working in the fashion industry.’                                      

This new ‘urban village’ benefits tremendously from the proximity to the East End’s thriving network of canals, rivers and green spaces which are all part of the Lower Lea Valley regeneration area.

The River Lea is one of the most significant of the few Thames tributaries still flowing above ground. It is filled with natural habitats brimming with wildlife and runs through historic sites with industrial heritage such as Three Mills and East India Dock.

Further east are the Lea River Park and 2012 Olympic Legacy Stratford. The river connects Poplar Riverside with Canning Town in the neighbouring borough of Newham. Newham is another East End area with a significant new homes stock and modern Overground, DLR and Underground (Jubilee Line) transport. 

Further south from Poplar Riverside and opening onto the River Thames are the residential London City Island and the historic East India Dock Basin.

Transport

East India DLR station is 0.5mi away. Canning Town Station (Underground, DLR) in under a mile away. Bus 309 stop (to Canning Town, Mile End, Stepney Green and Bethnal Green) is located on East India Dock Road. The nearby A13 carriageway links to the North Circular, M1 and M11.
